Our team uses the latest technology to create a unique project for each client. We utilize a combination of hand-rendered and computer-generated (CAD) drawings.
We are uniquely qualified to build a multitude of project types because we hold several different contracting licenses. These licenses allow us to act as a general contractor as well as a specialty trade landscape and pool contractor.
We use a combination of hand-rendered and computer-generated drawings to come up with designs our clients have only dreamed of. From design to concept to completion, we take pride in our work and make sure your newly designed space is kept looking perfect.

We know that finding the right maintenance team is critical to the long term success of any outdoor renovation. Therefore, our team of certified and educated technicians will develop a plan that’s specific to the needs of the property and also listen carefully to any personal scheduling needs or preferences.
The following details the critical steps that the teams at Conscious Environments Inc. will employ in order to ensure a successful design to build process.
When contacting our office please be prepared to answer some questions pertaining to the project and scope of work you are inquiring about.
Some questions that will be asked are:
- What kind of work are you interested in?
- Do you already have design plans or are looking for design assistance?
- What is your timeframe? Are you flexible or is there a deadline?
- What is your budget?
- Do you reside within an H.O.A.?
- Are there any know drainage, easement, and or permitting issues on your property?
The initial consultation meeting will be the time to get to know you. Understanding your needs and wants to help design the perfect outdoor and/ or indoor living space of your dreams will be the goal of this meeting.
We would like to walk the site with you to listen and ask questions to better understand the scope of work of your project.
At this time your anticipated budget for the work will be discussed. We will discuss how you would like to proceed and what is your anticipated timeframe. We will discuss in-depth our services, process, and fees and discuss what you can expect from our design team. Ultimately, we want to provide you with as much information as possible so that you can make an informed decision.
Design Service Agreement
After discussing your specific needs, our design team will prepare a proposal for design services specific to your needs and submit it to you for your review and approval. Upon your approval, you will return the proposal signed along with the required deposit in order to secure our services and to start the design process.
Once services are secured we will schedule a site survey that will involve a detailed measure up of the home and property. We will photograph and inventory the site and reference our measurements to city plot maps to best locate property lines. We will obtain specific site grades, if the project requires, in order to understand the drainage requirements of the site. After all, information is obtained we will input all information into Auto CAD in order to produce a base plan to design from.
City & H.O.A. Research
Prior to starting the design work we will thoroughly research any setback, easement, & permitting requirements by the city and/ or H.O.A.’s.
A plan is developed that captures and organizes all of your ideas and requirements into an easily readable illustration and three-dimensional visualizations will typically be produced as part of this initial development. We will meet with you to discuss the design intent, placement of features, and functionality and obtain feedback from you. We will also discuss potential costs and any features that may have a major cost impact. Revisions to the plan will be made as necessary to achieve a final solution that meets your aesthetic preferences and estimates will be produced in order to ensure we’re meeting budget requirements.
This next phase of plan production is crucial to a successful build and involves producing a detailed set of technical construction plans that will assist in contractor bidding, identifying all project specifics such as materials, details, & finishes, provide the necessary information needed to obtain city & H.O.A. approval, and ultimately provide guidance for building the project. Upon completion of these documents, we will provide you with a final bid to build the project. We can’t emphasize enough the importance of this phase as it will ultimately help avoid costly surprises and project changes.
City Submittal Process
After all construction documents have been produced and engineering obtained we will submit the plans to the city & H.O.A. The length of this process is contingent upon the city & H.O.A.’s turnaround times. The goal of this phase is to obtain approval to proceed with construction.
A contract will need to be signed and deposit received in order to secure our services. Upon receipt of the necessary documents & deposit, you will be put onto our construction schedule and we will obtain the permits (as required) from the city. The timeframe to complete your project could range widely depending on the size, complexity, and scope of the project and these timelines will be discussed prior to signing a contract and will be outlined within the contract content. Your project will be assigned a project manager to assist in answering any of your questions or concerns along the way. There will be a dedicated foreman on your project who will manage the day to day site operations and our design team will be ensuring that the design intent is followed through and will be ready to assist in any design changes that may arise. We understand that the construction process may be overwhelming, but rest assured that a thorough design process will lead to a successful build.
